Caps on Rent Increases: The bill imposes limitations on how much landlords can increase rents annually. It restricts rent increases to 5% plus inflation per year, with a maximum cumulative increase of 10% in any 12-month period.

Rent Increase Limit: Landlords cannot increase rent more than 5% plus inflation in a year, with a total increase cap of 10% in any 12-month period.

Notice Requirement for Large Increases: If a landlord intends to increase the rent by more than 10% within a 12-month period, they must provide the tenant with a written notice at least 90 days before the increase takes effect.

Just Cause Eviction Protections: Landlords are required to provide a valid reason, or "just cause," for evicting a tenant who has been renting for over 12 months. Just causes include failure to pay rent, breach of lease terms, and certain other specified reasons. However, landlords can still evict tenants without cause during the first 12 months of their occupancy.

Anti-Retaliation Protections: The bill prohibits landlords from retaliating against tenants who exercise their rights under the act. This includes retaliatory actions such as raising rents, decreasing services, or serving eviction notices in response to a tenant's complaint or legal action.

Exemptions: Certain properties are exempt from the provisions of AB 1482, including new construction less than 15 years old, single-family homes (with exceptions), duplexes where the owner occupies one of the units, and certain government-subsidized housing.
